If you have already underwritten Highland Park and Preston Hollow and concluded the cap-on-cap math doesn't pencil for fresh capital, you are not alone. The most interesting risk-adjusted Dallas residential trades right now are one ring out — Bluffview, Devonshire, and North Oak Cliff (Bishop Arts and Kessler).

I run an active investor desk at The TXRE Group. This is the thesis we are deploying client capital against in 2025, with the underwriting math that makes each pocket work.

Chapter 01

Bluffview — the Park Cities-adjacent compounder

Bluffview sits immediately west of Preston Hollow, with rare Dallas topography (real elevation changes), mature pecan and oak canopy, and lot sizes averaging 0.4–0.8 acres. Land basis runs roughly 40% lower than comparable Preston Hollow lots, and resale velocity has tightened materially over the last 18 months as buyers have re-discovered the neighborhood.

The investor case here is buy-and-hold land. A $900K lot in Bluffview today often comps to a $1.3M lot in south Preston Hollow in three to five years.

Chapter 02

Devonshire — the in-fill new-build trade

Devonshire (between Lovers Lane and Mockingbird, west of the Tollway) is the cleanest new-build flip market in central Dallas. Tear-down lots in the $700K–$900K band; finished new construction trading $2.0M–$2.8M. Build cost is the variable to underwrite carefully — competent builders run $300–$375 per SF in this submarket today.

Devonshire underwriteRange
Tear-down lot$700K – $900K
Build cost (5,000 SF)$1.5M – $1.9M
Soft costs / carry$150K – $250K
Finished comp$2.4M – $2.8M
Target gross margin10 – 15%

Chapter 03

North Oak Cliff — Bishop Arts and Kessler

Bishop Arts and Kessler are the strongest appreciation stories south of the Trinity over the past five years. The buyer profile is younger, design-driven, and increasingly pulling capital from Highland Park overflow. Renovated bungalows that were $450K in 2019 routinely close above $850K today.

The investor angle here is design-led renovation, not new build. The neighborhood character rewards thoughtful preservation more than ground-up replacement.

Frequently asked

Questions buyers ask us

What is the best Dallas neighborhood for real estate investment?+

On a risk-adjusted basis right now: Bluffview for buy-and-hold land appreciation, Devonshire for new-build flip economics, and Bishop Arts/Kessler for design-driven resale upside.

Are tear-downs still viable in central Dallas?+

Yes — particularly in Devonshire and parts of Bluffview, where lot basis remains 30–50% below the equivalent Park Cities footprint.

What is build cost per square foot in Dallas right now?+

Competent custom builders in central Dallas run roughly $300 to $400 per square foot on 4,000–7,000 SF projects. Highland Park new construction routinely exceeds $500/SF for top builders.

How is The TXRE Group sourcing investor deals?+

Through pre-MLS broker networks, direct seller outreach in target ZIPs (75209, 75220, 75208), relationships with local builders, and a private investor brief sent to qualified clients.

What returns should an investor target on a Dallas in-fill new build?+

Conservative underwriting targets a 10–15% gross margin on cost. Strong execution on a Devonshire-style trade can deliver 18–22%, but only with disciplined cost control.
